Hard water takes a toll here. We know where it shows first.
Regional supply leaves mineral deposits faster than most households expect. Scale on the element, narrowed spray jets and clouded glassware are the visible half of it.
What we handle
Symptoms
Dishwashers fail quietly. What you finally notice has usually been developing since the previous winter.
What you notice
What it usually means
White film on every glass
Mineral deposits coating the element and narrowing the spray arm jets. Common enough here that we check it before anything else.
Water standing in the base
Food trapped in the mesh, a hose crimped where the unit was pushed back, or a drain pump that has seized.
Dishes dirty on the top rack
Jets limed over, or a wash motor no longer building the pressure needed to throw water that high.
Leaking at the door
The gasket hardens and splits with age. Less often the latch pulls unevenly, or the tub has developed a hairline crack.
Nothing happens when started
Fill valve failed, float jammed upward, or a door the board refuses to accept as closed.
Cycle ending early
A failed heater or temperature sensor, frequently with nothing shown on the panel at all.
The visit
Model and symptom. Whether it fills, whether it drains, and what the panel shows.
Sheeting goes down over the cupboard base and floor before anything slides out. Water behind a dishwasher causes more damage than the original fault.
A short programme with the panel off. Most faults declare themselves inside two minutes.
New component in, water and waste lines verified, then a pair of programmes run end to end.
Codes
What a dishwasher reports nearly always concerns the fill, the heat, or the drain.
When the panel shows a leak warning, liquid is sitting in the pan below the tub already. Shut the supply valve and leave it shut. Running another programme only keeps feeding water to wherever it is escaping.
Brands
Bosch and Miele fill the newer west-end kitchens and both suffer scaling here like everything else. Danby appears in apartments and basement suites, and Whirlpool remains the most common thing we open.
From customers
Everything came out of the dishwasher clouded and we had written it off as normal for this area. The heater got descaled, the arms unblocked, and he told us which treatment to use each spring and autumn.
Slow leak had been lifting the cupboard floor before I noticed. Seal replaced, and he looked over the fill hose while there was access.
Where we work
Dishwasher calls throughout the city. Given how quietly a slow leak damages a cabinet base, these are worth booking earlier rather than later.
